Can I see houses if I'm not pre-approved for a mortgage?

Of course, but being pre-approved, especially in this market, gives you the ability to place an offer immediately if the right home comes along. Your preapproval lets you know how much house you can afford.

What are closing costs?

Closings costs are anything outside of the purchase price of a home. Costs can include home inspections, appraisals, Attorney/Title fees, loan application fees, prepaid taxes, and insurance.

is pre-qualified different than pre-approved for a mortgage?

Yes. a pre-qualification can be done with a quick conversation with a lender. A pre-Approval is an in depth, check of your income, assets, and credit. You would definitely want to be pre-Approved to show sellers you are a serious buyer.

can i get my deposit back if a major problem is revealed during the home inspection?

Yes, as long as you have an inspection contingency written in your purchase agreement. While in certain circumstances waving a home inspection may be beneficial, we rarely recommend that you do.

how long does it take to buy a home?

From making your offer, to getting the keys can typically take 30 to 45 days.

what is my home worth?

Market value is determined by what a ready, willing, and able buyer is willing to pay. Have us do a Comparative Market Analysis (CMA) to predict what your home will sell for.

what improvements will help me sell my home?

Start with the basics. Clean until it sparkles, fresh paint, declutter and don’t forget about your outdoor curb appeal. Our pre inspection and CMA will determine if bath and kitchen upgrades are cost effective, but roofs, heating, cooling, plumbing and electrical systems should always be in tip top shape.

are there "closing costs" when i sell?

Yes. State and local conveyance tax, Real Estate fees and attorney fees for transferring title.

should i get a home inspection before i sell my home?

Yes. Any big-ticket items can scare away a potential buyer. Buyers can also ask for a larger price reduction than the actual repair. We will work with you and prioritize what we see in a pre-inspection to maximize your market value.

do i need to leave the house for showings?

Yes, whenever possible. This gives the buyer an opportunity to view the home in private, and you never want to be in a position to talk terms or price, that's our job!
